The UtilFarm loan EMI calculator estimates the fixed, recurring payment amount for a loan. Equated Monthly Installment (EMI) includes both principal and interest. During the initial months of a loan, a larger portion of your EMI goes toward paying off interest accrued on the outstanding balance. Over time, as the principal balance decreases, the interest share drops, and a larger portion goes toward repaying the actual principal.

Our Loan EMI calculator computes monthly installments using the standard reducing-balance math model:
EMI = P × [R × (1 + R)^N] / [(1 + R)^N - 1] Where P represents the principal loan amount, R represents the monthly interest rate (annual interest divided by 1200), and N represents the tenure in months. Understanding this mathematical ratio helps in comparing standard personal loans, home mortgages, or auto financing terms.
A flat rate calculates interest on the entire original loan amount throughout the tenure, making it much more expensive. A reducing balance interest rate calculates interest solely on the outstanding loan balance, meaning you pay interest only on what you still owe. All standard EMIs on this calculator utilize the reducing balance method.
A longer tenure reduces your monthly EMI, which makes the loan look more affordable on a monthly basis. However, because the loan principal remains outstanding longer, the cumulative interest accrued is far higher. Choosing the shortest tenure with an EMI you can comfortably afford is the best way to minimize total costs.
For a fixed-rate loan, the EMI remains identical. For floating-rate or adjustable-rate loans, the interest rate fluctuates based on market indicators. When the rate rises, lenders typically increase the loan tenure to keep the EMI stable; if the tenure cannot be extended further, the monthly EMI amount is adjusted upward.
